Soft washing is a cleaning method that uses a lower pressure water spray combined with specialized cleaning solutions to safely and effectively remove dirt, grime, mold, mildew, algae, and other contaminants from exterior surfaces. Unlike pressure washing, which relies on high-pressure water alone, soft washing is gentler and more suited for delicate surfaces or situations where high pressure could cause damage.


  • Annual Cleaning: For most homes, an annual pressure washing session is sufficient to remove accumulated dirt, mold, and mildew and to keep the exterior looking fresh.
  • Bi-annual Cleaning: Properties in areas with high humidity or frequent rainfall may benefit from pressure washing twice a year to prevent buildup of mold and mildew.
  • As Needed: Assess your property regularly. If you notice significant dirt accumulation, staining, or growth of mold and algae, consider scheduling a pressure washing sooner rather than later.


  • Surfactants: These are compounds that help to reduce the surface tension of water, allowing the cleaning solution to spread evenly and penetrate into the pores of the surface being cleaned.
  • Algaecides and Mildewcides: These are chemicals specifically formulated to kill and inhibit the growth of algae, mold, and mildew. They are often included in soft washing solutions to provide long-lasting cleaning effects.
  • Water: Water is the primary carrier for the cleaning solution and helps to dilute and spread the chemicals evenly across the surface.
  • Solvents: Some soft washing solutions may contain solvents that help to dissolve and remove oil-based stains or contaminants.
  • Builders and Buffers: These are additives that help to stabilize and adjust the pH of the cleaning solution, ensuring optimal effectiveness and safety during application.
  • Colorants and Fragrances: Optional additives used for aesthetic purposes or to mask the odor of certain chemicals.


  • Close Windows and Doors: Ensure all windows and doors are securely closed to prevent water from entering your home.
  • Cover Electrical Outlets and Appliances: If there are exterior electrical outlets, cover them with waterproof covers to prevent water from getting inside. If you have outdoor appliances or furniture, consider covering them as well.
  • Move or Cover Outdoor Furniture and Decorations: Move any outdoor furniture, planters, decorations, and fragile items away from the house to prevent them from being damaged or affected by cleaning solutions.

While pressure washing can significantly improve the appearance of fences and concrete, making them look much cleaner and fresher, it's important to have realistic expectations. Factors like the age, condition, and material of the surfaces will influence the final result. For surfaces that have been well-maintained and are in relatively good condition, pressure washing can indeed make them look close to brand new. For older or heavily weathered surfaces, while cleaning will improve their appearance, they may still show signs of aging or wear.
